Cleaner your filter every couple of weeks (like the air filter in your car). Replace it yearly it’s all we’ve done, except replace the pool pump. Ours was 15 years old we also have the luxury of living in Florida so it may be very different elsewhere.

It was the same thing my dad said to me when I bought a house with a pool! Although, mine has a fraction of the landscaping. That really is beautiful there what ya got! Just make sure that you take time to enjoy the pool as well!
Yeah, I may enlist my mother in law to help out some. Two things she loves are hanging out with her kids and grand baby, and tinkering with her kids' gardens.

minor curiosity... are you a soon to be transplant from a high income / high cost part of the country? If so, how was the bidding process on this place? "One and done" or were you in a knock-down, drag-out with other buyers?
EDIT: this is a Better Homes & Gardens kind of backyard. The staging is excellent.
I'd say I'm coming from mid/mid to a direct suburb.y specific neighborhood was a healthy mix of blue and white collar, empty nesters and young families. A desirable part of the city, but still with a good amount of airport and highway noise.
The bidding process was fairly smooth for us, mostly because we have great agents. We looked at houses under budget knowing they'd get bid up to where we wanted to top out at. We wrote an offer over asking but below where we thought it would be, and added a clause that we would beat other offers up to our budget line. There was another offer or two written just like ours, but our base number was slightly higher so they took ours at the initial number. It did help that we are putting money down and had no other contingencies.

If the sellers accepted your base and it didn't turn into a bidding war (assuming other buyers had the same language as you mentioned), it sounds like you might have gotten lucky and the sellers didn't wanna screw around with the back-n-forth between multiple parties.

That's exactly what happened. It was also memorial day weekend, so house hunters were not out in as much force is my guess. Lots of luck, good timing, and good agents.

I have similar concrete decking as this. What's the best way to overlay it so it looks more "custom"? Can you lay pavers over concrete? Is there something else I could do?
